Arizona expansive soils and why drainage often matters more than steel
Much of Arizona sits on expansive clay soils that shrink when dry and swell when wet. That movement shows up as cracks, sloping floors, and sticking doors.
Steel can stabilize a structure. It does not stop the soil from moving. If water is still being delivered to the clay (poor grading, clogged gutters, irrigation against the foundation, plumbing leaks), the same forces remain.
In many cases the highest-leverage first step is controlling moisture: grading, drainage, gutters, and irrigation changes. Sometimes that is enough. Sometimes it is the necessary preparation before any structural work will hold.
Ignoring drainage and going straight to piers is a common and expensive pattern.
