How free inspections work

Someone comes to the house, looks at cracks, often takes floor readings, and produces a proposal. The cost of that visit is recovered through repair work. That does not make every recommendation dishonest. It does shape what gets emphasized and what tends to stay quiet.

How a paid independent survey works

You pay for the measurement and the interpretation. There is no repair contract at the end of the visit. The person doing the work has no financial reason to find a project.

Practical differences

• Incentive — Free inspections are the front end of a sales process. Paid independent work ends with information.
• Language — Independent reports more often include “monitor,” “improve drainage first,” or “this may not get worse.”
• Timing pressure — Free inspections frequently carry urgency. Independent work does not need you to decide the same day.
• Scope — Some free inspections are brief. A proper independent survey is methodical and produces a usable contour map and written summary.

Neither approach is automatically right or wrong. The question is whether you want the person measuring your floors to have a financial interest in the next step.
